J PINNELLI COMPANY LLC
In our quest for efficiency, economy and perfection, we at
The J Pinnelli Company LLC have spent three decades perfecting collaborative skills and construction protocols.
Our commitment to professional oversight that we bring to every aspect of a project is unparalleled.
Our Project Managers are accomplished technicians who direct the work on a daily basis, giving exacting instructions to subcontractors, craftsmen and artisans to assure that the architectural intention and design are accurately executed.
We are a family, a seasoned team of collaborators, who tirelessly and generously share our knowledge and experience with the client and design professionals to best construct a beautiful, comfortable, durable, and efficient project.
We bring proven long-term relationships with subcontractors, artisans and vendors that assure perfection and cost effectiveness.
When the client first occupies a project, we focus, with the owner, on isolating problems to rapidly resolve every issue to assure the shake-down voyage is as seamless as possible. And we never hesitate to respond to any concern, however small, that may arise during the life of the building.
We provide full service. We personalize our service.
We bring enthusiasm and strive to make every project fun.
We are a small, flexible family company, masters at scheduling and living within budget, whose success is based on our experience, our relationships, and our responsiveness.
We love what we do.
We do not deem a project great by design and workmanship alone. For us, a great project incorporates all the advanced building science protocols that the design will allow.
We strive to create a structure that requires minimum maintenance, utilizing materials that will pass the test of time.
We assure superior air quality with advanced air filtration, treated fresh air, and humidity control.
We create a structure, no matter the size, with cutting edge energy efficiency.
The process starts with the Client and the Design Professionals working together to create a vision of the project. That vision is translated by the design professionals into line drawings -- the plan.
Once the preliminary concept is established, we, the contractor, work collaboratively with the design professionals, sharing our knowledge of materials, vendors and craftsmen to facilitate the plans development.
The team that develops the plan before construction also meets regularly during the construction process to work collaboratively in identifying and resolving construction issues in a timely manner.
The team that develops the plan and the rapid decision-making team that meets during construction should, if possible, be the same people.
Architect, Engineers, Interior Designers etc.
A well-developed plan is a plan that has thought-out construction details and specifications before construction begins.
These details are the “some assembly required” instructions generated by the design professionals. They show how construction components actually go together.
The more fully developed the details are, the more accurately the project manager can obtain pricing and schedule the work and the more quickly and economically the project can be completed.
Even a well-developed plan will always have construction details and changes that need to be finalized during construction.
Essential to the momentum of the project is that the team meets regularly to identify and resolve issues in a timely fashion.
When projects are driven by schedule, there is often not enough time to fully develop construction details before breaking ground.
The key to construction momentum on a schedule driven project is a decision making process whereby issues are identified and solutions finalized in a priority dictated by a critical path schedule. The critical path schedule is simply the order in which decisions must be made.
We have a proven record of critical path scheduling and design team collaboration. The collaborative team is imperative to the process.
Every client wants the project to be constructed as efficiently and cost effectively as possible.
