The process starts with the Client and the Design Professionals working together to create a vision of the project. That vision is translated by the design professionals into line drawings -- the plan.
Once the preliminary concept is established, we, the contractor, work collaboratively with the design professionals, sharing our knowledge of materials, vendors and craftsmen to facilitate the plans development.
The team that develops the plan before construction also meets regularly during the construction process to work collaboratively in identifying and resolving construction issues in a timely manner.
The team that develops the plan and the rapid decision-making team that meets during construction should, if possible, be the same people.

A well-developed plan is a plan that has thought-out construction details and specifications before construction begins.
These details are the “some assembly required” instructions generated by the design professionals. They show how construction components actually go together.
The more fully developed the details are, the more accurately the project manager can obtain pricing and schedule the work and the more quickly and economically the project can be completed.
Even a well-developed plan will always have construction details and changes that need to be finalized during construction.
Essential to the momentum of the project is that the team meets regularly to identify and resolve issues in a timely fashion.
When projects are driven by schedule, there is often not enough time to fully develop construction details before breaking ground.
